Sir, I have tried on numerous occasions to explain to Erica Steinhauer (Letters, September 15) that the planning application No. 06/01689/FUL to turn part of Dawson Street into a public square by Caf Coco, if granted, gives Caf Coco no rights whatsoever.

The land is owned by Oxford council and if they choose to do nothing the road will remain as it is. However, if the council would like to see the area improved then it is up to them to decide how. A planning consent is required before the road can be used for anything else.

During the planning process one is entitled to change the design and or reapply with a different application as many times as one likes; Erica appears surprised and angry that we have changed our application and yet she has changed her own planning application to develop six apartments off Circus Street at least five times. If this square is built, we would then apply for a licence to trade and it would be up to the council to decide the trading times and how many tables we could have, if any.

Our planning application clearly lists proposed uses. I suggest that she re-reads the application and starts looking at the real picture, rather than the imaginary one she has created.
