Home buyers on a new housing estate are up in arms over plans for an industrial estate behind their houses.
They have complained to Thame town council planning committee that the planned office, light industry and warehousing units are too big.
Some have not yet moved into the houses in Jane Morbey Road, Blackmore Close and Youens Drive.
John Edwards is planning to move in from Stokenchurch.
He told the committee: "This whole development is much bigger than anyone expected. I and others have been utterly horrified by the scale envisaged."
People buying houses there but who have not yet moved in wrote to the town council with worries about security, pollution, lighting, traffic and noise.
David Dodds, planning committee chairman, said the council would do everything possible to allay their fears but that the plans for the site were made long ago.
The issue will be discussed by the committee next Tuesday.
