Demand for large industrial units in Oxfordshire seems to be tailing off, according to surveyors Lambert Smith Hampton.
With the exception of Phase2 at Oxford Industrial Park, no speculative development is under construction, according to the company's Oxford office.
Director Jon Silversides said: "As we fall between the phases of speculative development, despite limited availability left over from the latest schemes, there is some evidence that demand also now appears to be tailing off in the larger size ranges.
"Demand for second-hand stock has, however, remained relatively constant."
In Banbury, the Network 11 development, the Vantage 40 building and Johnsons' Park Royal scheme were all fully let. Only one speculative unit of 25,000 sq ft at Barwood's MXL Phase2 scheme remained available.
Empty space included John Laing's 37,000 sq ft speculative unit at Bicester Park and Chancery Gate's 33,330 sq ft scheme at Cowley, Oxford.
Brixton's Estate's second phase at Oxford Industrial Park totalling 54,554 sq ft was being aimed at both the standard industrial market and the high-tech market, and at Didcot, Albion Land's Omega Scheme had let one unit of 43,180 sq ft to Marston Books, leaving two units of 29,770 sq ft and 54,650 sq ft available.
