Thame United's plan for a new home look set to be given the red card by councillors.
That could also deprive the town of a modern old people's home to replace Meadow- croft.
Plans for the two applications go before South Oxfordshire District council planning committee on June 4 and both are recommended for refusal.
The club wants to sell its Windmill Road ground to be developed for housing and a 60-bed residential care home for elderly people to replace the one in Towersey Road, which is set to be demolished.
It would then move to a site close to Lord Williams's School in Oxford Road.
A new clubhouse and sports complex -- funded by the land sale -- would be built and available for use to local people and the school.
The cash-strapped football club intends to appeal against the decision if planning permission is refused.
