Plans for 121 new homes near Oxford could come forward in the new year.
A developer wants to build the houses and an 80-bed care home on the land at Bayswater Farm on the outskirts of Headington.
Warwickshire-based company Cilldara Group is preparing an outline planning application to submit to South Oxfordshire District Council, the planning authority.

The intended site is part of the land north of Bayswater Brook, an area earmarked for 1,100 new homes in the South Oxfordshire Local Plan 2035.
Christ Church and Dorchester Homes have already submitted plans for 1,450 homes but have appealed to the government over decision-making delays.
Cilldara has not officially lodged its plans yet.
But the company has launched a public consultation on its website so that any future application is “shaped by the local community”.
It intends for 50 per cent of the new builds to be affordable and for a care home to be delivered on-site by Care UK.
The allocation of homes on the city border is part of the council’s commitment to tackling Oxford’s unmet housing need.
The city council claims it has run out of space for new housing in Oxford.
