Potential tenants are lining up to occupy the former Arena nightclub and gym, which is being converted into offices.
The 1980s building in Oxford Road, Cowley, is being refurbished and will offer suites ranging from 250 sq ft to 1,500 sq ft, aimed at small and start-up companies.
The new owners Ardant/WE Black Partnership, will manage the building which is only a short drive to both the Oxford ring road at Cowley and the city centre.
Being on a major route, tenants and visiting clients can access the location easily by public transport, although parking is also available on site.
Kemp & Kemp and Marriotts are handling enquiries.
Emma Jewson of Kemp & Kemp said: "The owners have bought a great site that has potential to be improved.
"They took note of the needs of existing and new tenants and are creating modern, smart office space from a building that had been neglected, both physically, and in terms of property management."
