DEVELOPERS have revealed pictures of what a new motorway service station could look like after saying it has reached an 'impasse' with council planners.
Plans for the services site adjacent to J11 of the M40, near banbury, includes creating the petrol station and motorway services area, HGV parking, offices and a warehouse.
Applicants Monte Blackburn say it has 'informally advised' that the plans, due to go before councillors for a decision on June 21, are likely to be recommended for refusal.
It comes as the developers made a raft of changes in response to traffic concerns within the original plans, put forward in early 2017.
Changes included cutting out plans for an 80-bed hotel, neighbouring pub and landscaping improvements.
Tom Jeremiah, group planning director at EG Group who would run the motorway services, said: "Early on in the planning process, we felt we had productive discussions with planning officers.
"However, in the last few months we appear to have reached an impasse, despite the changes and commitments we have made in response to feedback.
"We have now been informally advised that planning officers’ are likely to recommend our proposals are refused when they are discussed at the next planning committee meeting.
"This is disappointing given the initial positive response we got from the council."
The company has now released pictures of what the new service station could look like for the site named Banbury 15.
It has also said the site, allocated to employment in the Local Plan, would create 1,100 jobs and 1,000 new trees.
This is an allocated employment site, and we see no reason why Cherwell should seek to refuse the application when it so closely aligns with their own vision for how the site should be developed.
Mr Jeremiah added: "It is also incredibly frustrating for those who want to invest in Banbury, as we have already had several productive conversations with prospective occupiers who see this site as an ideal location to expand, invest and create jobs."
A response to the planning application changes submitted by Oxfordshire County Council said: "OCC continue to object to the application on a number of transport grounds and because the proposals are contrary to the Local Plan policy which specifies employment which would provide more skilled jobs that the motorway service area elements of this application."
